By 2018, for many companies, the application of BIM (Building Information Modeling or Building Information Model) technology has passed from the level of innovation and even competitive advantage to the mandatory condition for the development of projects. For those who are actively working with BIM and want to improve their level in this area, Property Times presents the 10 most important trends that are relevant for the technology in 2018. Some of them tell us that the future is already quite close.
1. Modular structures and prefabricated units (prefabrication)
In 2018, more attention will be paid to modular structures and prefabrication - ready-made prefabricated elements. Modular assembly helps to reduce costs and accelerate the construction process, since the building blocks are already prepared and assembled in the workshop before the construction of the facility.
If earlier we knew prefabricated reinforced concrete walls and floors (the same panels), over time it will be possible to manufacture more complex elements of MEP (Mechanical, electrical, and plumbing - mechanics, electricians, water supply). Advanced software capabilities will allow MEP engineers to generate drawings for prefabrication based on information available in the BIM models.
2. Internet of Things (IoT)
On the Internet of things (Internet of Things, IoT) stake in many industries. Probably, he can change the work of installers and designers. New applications and software will facilitate the work of engineers, allow us to quickly collect the latest information on the project, design taking into account all the latest changes and existing products that can be delivered directly to the construction site.
3. VR and AR. Virtual and Augmented Reality
Virtual reality allows you to study full-scale 3D-models, just wearing special glasses. This not only contributes to a more accurate study of the project itself, but also its spectacular presentation to the client. Augmented reality, in turn, opens wide opportunities for testing new solutions "in the field". Conditionally, the virtual reality glasses of a specialist on the site are connected with the computer of the engineer in the office - any change in the model on the computer can be instantly transferred to the on-site engineer so that he assesses how much the idea "fits" into the project "live".
4. More features in BIM tools
Another trend is the increasing adaptation of BIM programs to the requirements of the end user - the designer in a particular construction or design organization. In other words, you can purchase only the software package necessary in your work, instead of costly security with all the functions. On the other hand, there is a tendency to use "boxed solutions": pre-defined "all-in-one" kits or with a variety of combined functionality.
5. 4D, 5D and 6D BIM
BIM technology conventionally goes beyond the 3D models and goes to 4D, 5D and even 6D. In 4D-BIM, a time line is added, i. E. a visual representation of the construction is implemented according to the schedule of works. 5D-BIM and 6D-BIM imply the inclusion of indicators such as costs and materials in the model. Accordingly, along with standard parameters, the project includes aesthetic, thermal insulation and acoustic characteristics, and so on. Now engineers can evaluate how the solution will affect costs even in the early stages of design. Thus, BIM is included in the scope of valuation and return on investment.
6. Mobile cloud applications
The trend of "going to the clouds" continues, and construction here is no exception. Data on the progress of construction and design are collected and processed in real time, while they can be viewed by specialists in any place where there is access to the Internet. The market already has various platforms that help project participants to cooperate more effectively with cloud solutions. Models BIM can easily "cut" on devices on the construction site (for example, the same VR-glasses), receiving back operational reports from the construction site.
7. Laser 3D scanners and drones
The next step for BIM is the addition of existing information about the object through laser 3D scanning at the construction site. Such a scan can convey the exact 3D dimensions of the construction site, which will greatly improve the BIM-modeling process. Also in construction projects, drones will increasingly be used, allowing data to be collected in real time, which will also help in creating more accurate BIM models.
8. 3D printing
The technology of 3D printing in the construction sector is developing rapidly. Such solutions have great potential for creating, for example, extremely accurate building elements in a relatively short time and with minimal material consumption. Three-dimensional printing can be used in the BIM process to quickly create prototypes or to manufacture prefabricated components (see 1, "pre-fabrication").
